Transforming London's West End: A Vision for the Future
Westminster City Council, in collaboration with The Crown Estate, has embarked on an ambitious plan to revamp the public spaces of Regent Street, Haymarket, and Piccadilly Circus. This initiative, following an extensive public consultation that garnered a record response, aims to create a greener and more accessible London.
A Record Response to Public Consultation
During the second round of engagement, approximately 5,000 individuals shared their opinions, making it the largest consultation of its kind in Westminster’s history. The feedback has largely favored key improvements, particularly increasing pedestrian access and developing cycling infrastructure. Notably, 60% of respondents supported the proposals, rising to 62% for expanding pedestrian space at Piccadilly Circus.
Creating New Public Spaces
The proposed changes include making significant parts of Regent Street and surrounding areas traffic-free, adding over 35,000 square meters of public space in the heart of the capital. These transformations are expected to enhance the experience for residents, workers, and the millions who visit London's West End each year, fostering a vibrant community environment.
Economic Support and Job Creation
This initiative is not just about improving the aesthetic appeal of public spaces; it also aims to support local businesses and the 94,000 jobs they provide. By enhancing the flow of traffic and reducing congestion, the plan is poised to secure the long-term vibrancy of one of London's key economic hubs.
Looking Ahead: Consultation and Implementation
The design, led by Allies and Morrison, will be influenced by public feedback, with a final set of designs expected to be presented for further consultation in the summer of 2026. Assuming funding is secured, construction is projected to commence in early 2029, allowing for a phased approach to realizing this transformative vision.

Cllr Geoff Barraclough, Westminster City Council Cabinet Member for Planning and Economic Development, emphasized the opportunity this plan represents, stating, “This is a once-in-a-generation opportunity to transform major parts of London’s West End.” Meanwhile, Kristy Lansdown from The Crown Estate highlighted the importance of collaborative action to face global challenges, reinforcing the initiative's aim to create an inclusive public realm that caters to all users.
